3 Things Successful Property Managers Do
When it comes to being a property manager, filling vacancies and maintaining your properties are not the only things on your to-do list. While there are a few property managers that make the job look easy, it rarely ever is. From long and extended hours to never-ending stress and demands from tenants, there is never a dull moment. There are various tasks that any successful property manager must do such as making sure tenants are happy, making necessary upgrades to their properties, and ensuring that all units are completely ready for a tenant to move in.
Finding Success in Property Management
Being a property manager is very demanding, and you need to possess many different skills to balance the day-to-day tasks and responsibilities for your tenants, but the job can also be very rewarding. If you are considering a career path in property management, here are three essential things that all successful property managers do to ensure they excel in their field.
Listen to Your Tenants
The first step in being a successful property manager is being able to effectively communicate with your tenants. A successful property manager is an available property manager. Whether your tenant calls you or emails you, it is extremely important that you not only respond in a timely manner but that you address any issues your tenants may have in a timely manner, as well. While most property managers oversee numerous properties, which can lead to a busy lifestyle, being available when tenants need to speak with you is essential. You must be able to build trust with your tenants and make them feel confident that they can rely on you.
Now, this isn’t to say that you need to give out your personal cell phone number or that you must be available during the middle of the night because property managers also have lives of their own. As long as your tenants have an email address or phone number that they can reach you during regular business hours, that is enough. Dependability is the most important part of property management. At the end of the day, property management and customer service go hand in hand, and you should try to give your tenants a positive customer service experience at every opportunity.
Make Upgrades
A good property manager knows their properties inside and out. It’s important to be knowledgeable about each specific property you manage so that you can make necessary upgrades to your unit(s). This will not only help you avoid any unforeseen budget changes, but it will also help you provide more information to potential tenants and show them that you do actually visit your properties. Property managers must keep the properties in safe and habitable conditions which makes them responsible for the physical management of the property, including regular maintenance, emergency repairs, and upgrades.
Property management is a field that changes every day, and a successful property manager is one that avoids falling into complacency. It is important that you keep yourself up to date on all of the latest building trends and regulations and anticipate problems before they arise to make the lives of your tenants more comfortable.
Have Units Ready for Move-In
Last, but certainly not least, as a property manager you must also be able to present a well prepared, clean and tidy property when it comes time for a new tenant to move in. As the saying goes, first impressions last and the manner in which you present a unit to a tenant can make all the difference in the world. Before a tenant is ready to move in, take time to do a proper inspection of the rental property so that you can identify any issues beforehand. This type of attention to detail not only puts your tenant at ease when they move in, but it also helps you in building a “brand” and can often generate positive reviews that will bring in future tenants.
Finding success in property management is an ongoing process. Each property has its own set of unique needs. However, effective communication, dependability, and proactivity can assure your tenants that they are in good hands with you.
